Determining your construction budget is one of the most important factors to consider before scheduling your first consultation. Even if financing is not approved, you will need to have an idea of what you'd like to spend, as it will guide you in deciding floor plans and detail options.

Your home may be paid on a cash basis, or it can be financed. If you are financing with an interim construction loan, we will begin production once financing is approved and the loan documents are signed.

As with every aspect of production, Carbaugh & Root handles the financial details of your home building in an honest, forthright fashion. Some builders acquire all approved funds at the beginning of the project. We, however, handle your money in a more careful manner.

We receive payments through what we call "progress draws." That is, we take funds only as we earn them through the phases of production. A ten percent downpayment is required to begin production, and other draws are taken at various intervals depending on the total timeframe of the project. This way you can always feel comfortable about your investment, and can be certain that your funds are being used appropriately.

Of course we will strive in every way possible to keep costs to a minimum while maintaining our standard of quality and your desired level of detail. Some areas allow more financial flexibilty than others, and we will guide you step-by-step in achieving your financial objectives for the entire project.
